Muscat: Savills, one of the world’s leading real estate firms, announced the official opening of a new, international grade warehousing by RFX Parks located in Sohar Freezone.
Having achieved a pre-leasing occupancy of 65 per cent, the remainder of the warehouse is now available for rent.
Over the past 10 years, Sohar has established itself as a regional industrial hub located on the north-eastern coast of the Sultanate. The city’s industrial activity is centred around Sohar Port and Freezone and the Madayn industrial estate, supported by key infrastructure developments including Sohar International Airport and Muscat Expressway.
Sohar Port is a world-class deep seaport that has seen significant growth in heavy industrial activity over the last 15 years. Land within Sohar Port has been in high demand from new operators which led to the planned addition of three phases of reclaimed land projects, providing an additional 325 hectares of space available for lease.
Sohar Freezone is a 4,500-hectare project which has successfully leased 62 per cent of Phase 1 (as of 2020), with leasing now commencing for Phase 2. The high demand for Sohar Freezone has been a result of the incentives offered for registered companies, including 100 per cent foreign ownership, reduced levels of Omanisation, corporate tax exemption for up to 25 years and a one-stop-shop for all related clearances allied to exceptional infrastructure. Besides, operational costs are substantially lower in Sohar, including heavily subsidised utility charges compared to regional competitors.

Attracting these projects to the freezone is of vital importance for the local business community. This is because their presence will offer several opportunities for various companies, including those related to the financing, construction and operation sectors, as well as many others conducting their activities within the Sultanate.
This, in turn, will enhance the local environment and create added value for the economy. Through the implementation of the secured bonded corridors facilities, clients in the Freezone can clear customs and transport containers to the Port (and vice versa) within a short timeframe (approximately 32 minutes). This enhances the operational efficiency of logistics companies in the freezone, especially those that transport perishable goods.
The RFX Parks facility is the first international grade warehouse space within Sohar and provides a range of features including dock levellers and raised access, 10.5m internal clearance height, 12 x 24m flexible column grid and ample vehicular circulation/loading and unloading space. Spaces from 450 m2are now available for rent with immediate occupation.

The masterplan of the RFX Industrial Park includes several types of modularised warehouses across 58 hectares of development land with the option of high-quality solutions, including build to suit warehousing and serviced land options for rent.
