Al Khoudh is one of Seeb’s oldest and most popular suburban neighbourhoods, but, over the last few years, the area has become crowded with villas of all shapes and sizes, car noise, and heavy traffic. This growth has caused the area to expand into the previously uninhabited surrounding lands where a new development known as Al Khoudh Phase 6 has blossomed.
Phase 6 is located 30-minutes from the Muscat International Airport on outskirts of old Al Khoudh, situated between the Book Roundabout, near Sultan Qaboos University, and the Muscat Expressway, bordered by the SQU area, Rusayl industrial area, and the beloved local picnic spot, Wadi Al Khoudh.
This ‘hood used to be no more than dusty land with a few houses scattered here and there, but now, with the development of the Expressway and other services, Al Khoudh Phase 6 has become a lively area filled with gigantic villas, countless apartment towers, and commercial spaces on offer for very affordable prices.
In addition to basic facilities like ATM machines, restaurants, coffee shops, boutiques, garages, hypermarkets, mosques, and schools, Al Khoudh Phase 6 is adjacent to the Armed Forces Hospital, Sultan Qaboos University, and the famous Al Khoudh Commercial Souq, which has all sorts of shops, and eateries.

The Wadi
One of the best things about living here is being close to Wadi Al Khoudh. It's a fantastic picnic area during the wintertime, where you can go and enjoy campfires and barbecues under the stars.
Easy Exit
The Expressway is a stone’s throw away, a major advantage for those who commute to work and want to avoid the Sultan Qaboos Highway traffic. It also makes it easy to connect to most major areas of the city.
Safe and Sound
The area is filled with villas that are occupied by mostly families and married couples, so it feels to me like one of the best neighbourhoods in terms of offering a safe family environment for the kids.
Value Pricing
Given that the area is relatively new, the prices are not as low as I had expected, but it’s still very affordable in comparison to other newly developed areas in Muscat. You can get more space for the money here.
Newness
The villas in this part of Al Khoudh sport modern architecture with creative designs and colour shades, which give the place a contemporary, fresh vibe. This was the factor that made me want to invest and buy a house of my own here.
