Gated communities in Oman gaining popularity

Muscat: Over the years, gated communities in Oman have gained momentum and it is extremely in high demand among the people, says Chief Executive Officer of Zain Property Development.
“In 2009 when we started the project it was a new concept in the country but with time, the idea of gated community picked up and right now we have seen a surge in its popularity. Along with The Wave, gated community has also made its remarkable mark in Muscat Hills, Muscat Bay and our very own upcoming project of Al Muna Gardens in Boushar, which will be ready by 2021,” Mishaal Mohammed Al Raisi, Chief Executive Officer of Zain Property Development said.

Zain Property Development has recently opened its door to a new gated community project, Dar al Zain which is located in Maabela. It is equipped with the most modern infrastructure of a sophisticated engineering extravagance along with two swimming pools, a 1,200 square metres area of spacious garden, barbecue space, basketball- football-tennis courts, fully-equipped private gym, a sprawling 1,020 square metres area of shaded family picnic area and a cafe among many facilities.
“In Arabic, Dar means home and Zain stand for beautiful. Hence, the name signifies a beautiful home and our objective was similar – to provide families beauty, luxury, happiness, fun and safety at an affordable price. We can proudly say that almost the full property is occupied as of today,” Al Raisi said.
He added that many Omanis stay in this area and young people are always in lookout for homes that offer the best of lifestyle and facilities. “Though the region is suffering because of oil prices and economic crisis, long term investors will always show keen and constant interest in real estate projects and hence the business will not be affected,” he said.
There are 304 villas in the five phases of Dar al Zain while Phase 6, which got completed a few months back, has 21 villas facing the man-made majestic lagoon.
All the phases have luxurious and spacious villas which offer the ultimate family living experience. Each villa of Phase 1, 2, 3, 4 and 5 covers an area of 382 square metres with three bedrooms including the parking space and well- equipped high-end home finishing. The Phase 6 comprises of 21 villas with four bedrooms are located in the upscale Lagoon community of Dar Al Zain.
The gated Dar al Zain also has an enthusiastic day care centre for working parents. Children are looked after by experts and are in safe hands until the parents are back. The high safety measures include constants monitoring of the premises through multiple CCTVs and security guards in the gates round the clock.
“Most banks in Oman assist in loans for anyone who is interested to purchase a villa in Dar al Zain. The villas can also be rented for a reasonable price of OMR425 up to OMR1200 per month for 3-bedroom and 4-bedroom villa respectively. Twelve pre-paid cheques and one month deposit has to be given to the management of Dar al Zain in advance for the rent,” Al Raisi explained.
