Sur: Work has begun on the OMR120 million Sur Gate Project which is set to create hundreds of jobs plus a luxury hotel, villas and a shopping mall at the new Muscat-Sur highway.

The area will feature a number of amenities including a residential plot for villas, apartment towers, a business hotel, a business bay, a hypermarket as well as the mall, on the 217,000sqm of land.

The proposed site is strategically located, adjacent to the new Sur-Muscat highway, and will feature a residential and a commercial space, occupying 16 acres and 20 acres of land, respectively.

"Work for the first phase — an entertainment facility — which will be called City Walk has already started," said Yasser Al Alawi, managing director, Al Sharqiya for Real Estate Development & Investment, which is developing the project.

First of its kind
"This project is the first of its kind in the area and would provide an opportunity to live in a holistic and nature-friendly environment. The project's objective is to offer facilities that exhibit a modern lifestyle at par with international standards while maintaining aesthetic design values inherent to Omani culture.

"These services and facilities will benefit the visitors from wilayats and tourists from all over Oman and abroad."

The entire project is expected to be completed in five years' time, including the hotel which will comprise 18 suites and 144 deluxe rooms, aimed at business travellers and weekend visitors.

"The ambience is elegant, yet subtle, blending the warmth of Omani hospitality with international facilities. The hotel is equipped with a range of leisure facilities including a gymnasium and a rooftop swimming pool. And of course, delicious dining options, from the café to the multi-cuisine restaurant," he added.

The developers say that Sur Gate project will also offer what they describe as "premium residential options from spacious apartments to beautiful villas".

"With a perfect choice of two and three bedroom apartments for smaller families, these villas are airy and well-designed. A large garden in every plot and green walkways will be created to tranquil the living environment. Both, apartments and villas, are close to the mall yet undisturbed by the bustle," he added. A separate labour residential block will also be included in this project.

The project will create at least 500 jobs for citizens. Besides, it will serve the Sharqiyah region's population and act as a tourist hub. "It is also expected to attract investments in the Sur industrial estate," Alawi added.

Sur becoming tourist hotspot
It will also feature world class recreation facilities including the shopping mall, a traditional bazaar, banquet hall, health spa club, and a resort hotel — all located close at hand.

"A grand and exclusive resort hotel, having requisite facilities and built as per the latest architectural concepts, is an integral part of this project," he disclosed. The shopping mall will be built on 8.5 acres of land and will have shops for products ranging from fashion to lifestyle products.

"A hypermarket, a food court, shops, offices and other family entertainment options will add an element of entertainment. Also, the presence of a private school will ensure that residents, within the project and the area, have an easy access to high quality education," he added.

Developers say Sur is also rapidly becoming a highly regarded destination for tourists, both local and foreign. "The government is building a lot of hope for a major tourism boom for Sur wilayat (extending from Sur to Al Ashkara).

"The Sur Gate project would enjoy close proximity to many tourist destinations in the region. The integrated project will facilitate and create an enab
