Muscat: Zain Real Estate Development launched its new OMR22 million residential project Muna Gardens which is strategically located in the Al Muna area at Bausher Heights. It is only 10 minutes away from Muscat International Airport and 5 minutes away from the ministries area, Royal Hospital, Muscat Hospital, Mall of Oman, said Mishaal Mohammed Al Raisi, chief executive officer of Zain Real Estate Development.
The project will be the first green residential city in the heart of Muscat, consisting of 122 villas divided into 4 types of villas. There are twin villas, townhouses and luxury villas surrounded by green spaces, and all the facilities and services required for modern life.
Muna Gardens will provide the residents with a perfect life in which they find all their requirements and meet their tastes amidst a climate of luxury and comfort and only a few steps away from the most important facilities and services, Al Raisi said.
"Anyone who lives in this city will discover the thrill of life in a city full of services that embodies his dreams on the ground. There are cafes, a number of restaurants, shops, all the options and lifestyles imaginable from care and recreation to shopping and entertainment,” he said.
The entertainment centre includes a gym with swimming pool, nursery for children, a cinema, a community hall for holding events and commercial spaces for rent suitable for the establishment of a cafe, spa, restaurant, clinic and mini market, as well as a children's park and a public park for adults.
Muna Gardens also has green areas and outdoor spaces for bowling, chess, football, weightlifting, hiking and cycling. The project will also contain a waste disposal system and several entrances and exits, enabling the residents to access their villas smoothly and to ensure absolute security. The city will be under 24 hours guard, as well as surveillance cameras, which will provide the residents with absolute safety and a sense of security.
Types of luxury villas
"There are four types of luxurious villas to be built in the city of Muna Gardens," Al Raisi said. The first type is the Townhouse Villas, some of which have 3 bedrooms and others have 3 bedrooms and a swimming pool. The second type is Twin House Villas, some of which have 3 bedrooms with a working room and a swimming pool above the jetty, while the other consists of 4 bedrooms with a working room and a swimming pool.
The third type is a Twin Villa with three bedrooms, while the fourth type is the Twin Villa Luxury with four bedrooms.
The project offers a central air conditioning system on the ground floor as well as a control system for the villa's main gate and thermal insulating glass balconies with a dedicated barbecue area.
Each villa is spacious and has open spaces, allowing guests to enjoy the sun and green landscape that offers spectacular views thanks to the height of the villas. The boards also feature natural lighting from the heat-insulating glass honor with marble floors and electrical wiring in the wall while the other bedrooms are characterised by their remarkable breadth with wall cabinets. The villas kitchens of this project are European in nature and provide all the needs of an electric gas stove, ventilator and refrigerator.
